The Old Farmhouse Bed & Breakfast Accommodation ACCESS STATEMENT PREABLE
Guests have the choice of 2
entrances to the interior of FRONT ENTRANCE Access is through the gateway over a gravel path to front porch. The porch as a quarry tiled floor with bench seats to both sides.
Front door opens inwards to a small entrance hall.
Directly in front is a flight of stairs, with wooden handrails to each side, leading to the first floor landing. There are 14 steps.
To the right is a set of glazed double doors opening inwards to the Guest Lounge area.
FIRST FLOOR LANDING The first floor landing at the top of the front leads to 3 bedrooms and corridor. Bedroom 1 Immediately at the top of the stairs there is a bedroom to the left. Access to the bedroom is up a further step approximately 20cms high. Door entrance, when open, is 76cms wide. Corridor Immediately to the right there is a corridor leading to a further bedroom and also a rear staircase. Access to this corridor is up a further step approximately 20cms high and through a glazed doorway. Glazed doorway, when open, is 76cms wide.
Bedroom 2 At the rear of the first floor landing there is access to a further 2 bedrooms. The left hand side bedroom is accessed through a doorway 76cms wide. Door opens into the bedroom anti-room measuring 180cms wide x 150cms deep. From this anti-room landing there is a step, 8cms deep, leading into the main bedroom area. Directly in front of the bedroom door, on the same level as the anti-room, is the en-suite shower room with a doorway 60cms wide. Bedroom 3 Bedroom 3 is not in use with no access to B & B guests. REAR ENTRANCE The rear entrance to The Old Farmhouse is through the archway. The rear entrance door has a porch underneath is a raised concrete plinth with 3 steps leading to it. From this concrete step there is a further step over the door threshold.
The rear entrance leads into the hall approximately 265cms wide x 300cms deep. To the right of the hall is a glazed door leading to a staircase giving access to the first floor. This staircase has 3 steps before the staircase turns through 90º to the left where a further 11 steps lead to the first floor. There are wooden handrails fitted to both sides of the staircase.
You have now entered the corridor described earlier in this statement. GUEST LOUNGE The Guest Lounge leads into the Breakfast area. Car parking area is concrete with marked out parking bays for 5 vehicles. There is ample parking on the main road to the front of the property. Vehicles and their contents are parked and left un-attended entirely at the risk of their owners.
